Why would you have a technical inspection carried out?
A technical inspection gives you more clarity about the structural condition and any defects or maintenance costs of a home. This way you avoid surprises afterwards when buying a home and any points can be included in the negotiations about the purchase price or included in financing for renovation plans.
A building inspection is often carried out when buying a home, but Jeroen also advocates having a technical inspection carried out when selling a home. The housing market is subject to change. At the moment, homes are on the market for a little longer and home seekers are more picky, they want value for money and no surprises with potentially high costs afterwards. In this way, the buyer of your home gets the chance to have more clarity in advance about the condition of your home and to convince him to go for your home and not that of the neighbor.
A technical inspection is not mandatory, but it is standard in the purchase agreement as a resolutive condition, just like financing. We often see that this resolutive condition is removed. Especially in an overstrained housing market, sellers want as few resolutive conditions as possible. On the one hand this is logical, on the other hand this is a risk for buyers of a home. As a buyer, you do not have a complete, good and independent picture of the architectural elements and state of maintenance of the house. If it later turns out that there are defects that you did not foresee, you have not fulfilled your obligation to investigate. Automatically, you will have fewer legal arguments or defenses to claim any (hidden) defects from a seller. In legal proceedings, you are immediately 1-0 down. Better safe than sorry!
